When Global Brands Become Homes: Al Marjan Island’s New Residences
Nobu, Wynn and Dolce are putting their names on Al Marjan homes. Which brands are building, what is on sale, and what branded ownership actually gets you.
Al Marjan Island is emerging as one of the UAE’s most important destinations for branded residences. Automotive, fashion, hospitality and lifestyle names are moving beyond products and hotels to create complete residential environments shaped by their individual design identities.
For buyers, the appeal extends beyond a recognised name. These developments promise distinctive interiors, resort-style amenities and a stronger sense of identity than conventional waterfront apartments. For Ras Al Khaimah, they reinforce Al Marjan Island’s evolution into an internationally recognised luxury residential destination.
The Astera, Interiors by Aston Martin

The Astera marks Aston Martin’s first real-estate design collaboration in the GCC. Developed by Dar Global, the AED900 million beachfront project is scheduled for completion in 2028.
Aston Martin’s design team is responsible for the interiors, translating the British automotive brand’s approach to craftsmanship, performance and elegant proportions into residential spaces. Buyers can expect refined materials, sculptural forms and carefully detailed interiors rather than a literal automotive theme.
The project demonstrates how Al Marjan Island is attracting brands that traditionally operate outside hospitality, bringing a new layer of design credibility to the residential market.
Karl Lagerfeld Residences

Karl Lagerfeld has partnered with AARK Developers to introduce a beachfront residential project on Al Marjan Island. Announced in December 2025, the development will bring the fashion house’s distinctive visual language into architecture and interior design.
While further project details are still expected, the residences are likely to reflect the brand’s contrast between classic elegance and contemporary boldness. The partnership highlights the growing connection between fashion and property, where buyers are purchasing not only a home but access to a recognisable creative world.
Moonstone, Interiors by Missoni

Moonstone brings Missoni’s expressive Italian design identity to the island through residences featuring interiors created in collaboration with the fashion brand.
Missoni is known for colour, pattern and layered textures, and the project is expected to translate these elements into vibrant yet sophisticated living spaces. Moonstone includes apartments and larger residences, supported by smart-home features and waterfront amenities. Completion is currently expected in 2027.
The development offers an alternative to the neutral minimalism often associated with luxury property, appealing to residents who want interiors with a stronger personality.
Tonino Lamborghini Residences

Tonino Lamborghini Residences introduces another interpretation of Italian design to Al Marjan Island. Developed by BNW Developments, the project includes apartments, duplexes, penthouses, villas and larger residences.
The brand is associated with bold design, precision and a performance-led lifestyle. Residents can therefore expect contemporary architecture, statement interiors and extensive amenities designed around privacy, leisure and beachfront living.
Rather than recreating the appearance of an automobile, the development aims to express the broader Tonino Lamborghini lifestyle through materials, forms and experiences.
Nobu Residences

Nobu Residences brings the globally recognised hospitality brand’s combination of Japanese minimalism and contemporary luxury to residential living.
Located alongside the planned Nobu hotel, restaurant and beach club, the residences are expected to include apartments, duplexes, villas and a penthouse. Owners will benefit from access to hospitality-style services, wellness facilities, dining and beachfront amenities.
Nobu’s strength lies in offering more than branded interiors. Its restaurant, hotel and service ecosystem has the potential to create an active lifestyle around the residences, connecting private homes with dining, wellness and social experiences.
A New Kind of Waterfront Living
The arrival of Aston Martin, Karl Lagerfeld, Missoni, Tonino Lamborghini and Nobu shows how quickly Al Marjan Island’s residential market is evolving.
Each brand introduces a different identity: Aston Martin brings refined automotive craftsmanship, Karl Lagerfeld brings fashion-led creativity, Missoni offers colour and pattern, Tonino Lamborghini expresses bold Italian design, and Nobu combines minimalist interiors with hospitality services.
Together, these developments have the potential to turn the island into a showcase of international design. Their long-term value, however, will depend on how successfully each project translates its brand into architecture, materials, amenities and everyday resident experiences.
For buyers, the most important question may no longer be simply where to live on Al Marjan Island, but which design philosophy best reflects the way they want to live.
