Oystra is a luxury residential development located on Al Marjan Island in Ras Al Khaimah.

The project is being developed by Richmind and designed by Zaha Hadid Architects, with a distinctive architectural language built around sweeping curves, fluid forms and panoramic views across the Arabian Gulf.

The development is planned as a complete waterfront lifestyle destination rather than simply a residential tower, with extensive leisure, wellness and hospitality-inspired amenities integrated into the design.

One of Oystra’s biggest defining features is its architecture.

The development has been designed by Zaha Hadid Architects, known internationally for fluid, sculptural buildings that blur the boundaries between architecture and landscape.

At Oystra, that design language is expressed through curved façades, flowing lines and interconnected spaces that are intended to echo the movement of the surrounding coastline.

A particularly complex structural feature is a 40-metre curved steel truss, engineered to preserve the building’s distinctive form while maintaining structural integrity.

850 Seafront Residences

Oystra will include approximately 850 luxury seafront residences, with configurations ranging from one-bedroom homes to larger four-bedroom residences.

The residences are designed around natural light and sea views, with layouts intended to maximise the connection between indoor spaces and the surrounding waterfront.

Interiors are being developed with a hospitality-focused approach, combining premium materials, curved forms and contemporary finishes.

Resort-Style Amenities

Oystra is planned to offer an extensive collection of amenities for residents.

These include:

  • Beach club

  • Spa and wellness facilities

  • Fitness centre

  • Indoor swimming pool

  • Landscaped gardens

  • Private terraces

  • Children's play areas

  • Lifestyle and leisure spaces

  • Dining venues

  • Outdoor recreation areas

One of the most distinctive features is expected to be a signature dining destination at the top of the development, surrounded by a 360-degree infinity pool with views over Al Marjan Island and the Arabian Gulf.

A Strong Focus on Wellness and Outdoor Living

The project places significant emphasis on wellness and outdoor space.

Landscaped gardens, terraces and recreational areas are designed to create a connection between the residences and the waterfront environment.

The landscaping is being developed by Cracknell, while interiors are being designed by Hirsch Bedner Associates (HBA). Engineering support is being provided by Dewan Architects + Engineers.

This combination of architecture, interior design and landscape planning is intended to create a more integrated coastal living experience.

Oystra Breaks Ground on Al Marjan Island

Construction on Oystra has officially begun, marking a major milestone for the project.

The groundbreaking follows strong demand for the development, with Phase 1 selling out before construction moved forward.

Phase 2 has since been launched, reflecting continued investor interest in premium beachfront property onAl Marjan Island.

The project is currently expected to be handed over in 2029.

Why Al Marjan Island?

Oystra is being developed at a time when Al Marjan Island is undergoing major transformation.

The island has become one of Ras Al Khaimah’s key destinations for luxury hospitality, beachfront residences and major international developments.

Its location places Oystra close to several existing and upcoming resorts, as well as Wynn Al Marjan Island, which is expected to open in 2027.

The expansion of hotels, dining, entertainment and residential developments across the island is helping establish Al Marjan as one of Ras Al Khaimah’s most prominent waterfront communities.

Close to Wynn Al Marjan Island

Oystra is positioned close to Wynn Al Marjan Island, one of the biggest tourism developments currently under construction in Ras Al Khaimah.

That proximity places the residential project within an area expected to attract increasing visitor numbers, hospitality investment and new lifestyle concepts over the coming years.

For investors and future residents, the location is therefore likely to be one of Oystra’s most important advantages.

A New Addition to Ras Al Khaimah’s Skyline

Oystra reflects a wider shift happening across Ras Al Khaimah.

The emirate is attracting an increasing number of internationally recognised architects, hotel operators and developers, particularly around Al Marjan Island.

Rather than following a conventional beachfront tower model, Oystra is positioned as a design-led development, with architecture playing a central role in its identity.

The project adds another high-profile name to Ras Al Khaimah’s growing collection of luxury waterfront developments.

What Makes Oystra Different?

Several elements help Oystra stand out:

  • Architecture by Zaha Hadid Architects

  • Approximately 850 seafront residences

  • One- to four-bedroom configurations

  • Direct coastal setting on Al Marjan Island

  • Extensive wellness and lifestyle facilities

  • Signature rooftop dining

  • 360-degree infinity pool

  • Landscaped outdoor spaces

  • Proximity to Wynn Al Marjan Island

  • Planned completion in 2029

The combination of architecture, location and amenities positions the project toward the upper end of Ras Al Khaimah’s growing residential market.

Oystra Completion Date

Oystra is currently scheduled for completion and handover in 2029.

As with any large development, construction schedules can change, so buyers and investors should confirm the latest handover information directly with the developer.

GoRAK Take

Oystra is another sign of how quickly Al Marjan Island is evolving.

The combination of internationally recognised architecture, large-scale waterfront living and resort-style amenities reflects the direction Ras Al Khaimah’s coastal development is taking.

With construction now underway and Phase 1 already sold out, Oystra is likely to become one of the more recognisable additions to Al Marjan Island’s future skyline.
